Manhattan Beach is an affluent beach community located south of Los An- geles International Airport and El Segundo, north of Hermosa Beach, and adjacent to North Redondo Beach. Comprising an area just under 5 square miles, Manhattan Beach is known for its beautiful sandy beach that runs along just over 2 miles of Pacific Ocean and Santa Monica Bay frontage, its downtown beachside restaurants and shopping, as well as a real “surf city” atmosphere.

Manhattan Beach sits atop what were once exposed and uneven (hilly)

sand dunes. Builders have leveled much of the dune area as the city devel- oped over the past 150 years, but the western part of the city still has un- derlying dunes which provide many residents with panoramic views of the Pacific. The city is a hotspot for surfing and volleyball aficionados, a mecca for foodies (thanks to a wonderful restaurant scene), a magnet for wealthy beach-lovers, and home to some of the finest schools in the state. The city’s commitment to providing sports and recreational venues has resulted in excellent park facilities, as well as bike and pedestrian paths along the

oceanfront, and summer beach programs for all ages. Property values are

among the highest in the state, with more million dollar homes sold than any other city in California.

Manhattan Beach is divided into distinct neighborhoods, each with its own

appeal: The Sand Section, El Porto, Tree Section, Hill Section, Gas Lamp Section, Poet’s Section, Liberty Village, East Manhattan, Manhattan Heights, and The Village are all areas of the city, and prices vary in each. All however, are expensive! The price of homes in Manhattan Beach rang- es from just under $1,000,000 to well over $10,000,000, with the average sales price of single family homes currently in the $2,600,000 – $2,700,000 range. Condos and townhomes average approximately $1,800,000 – 1,900,000.
